Tenants Guide

Below is the information on things the tenant needs to take into account before moving in, during the tenancy period and at moving out.

Viewings

At CMS, we prefer to take all potential tenants on viewings, and we are flexible due to our opening hours. This guide for tenants around the property is important for a personal touch.

 

Negotiation

As soon as we receive an offer we will notify you. Any special conditions of the offer, for example frequency of rent payments or move in date will be discussed.

 

Accepting an Offer

Once negotiations have reached a positive conclusion and you are happy to accept an offer, we will ask for relevant documents from you and we prepare a file for you.

 

Signing Tenancy Contracts

Once the tenancy contract signed by both landlord and tenant, each will receive a copy with the real estate agent retaining a copy for filing purposes and rental cheques are handed over to the landlord.

 

Moving In

As CMS, we may wish to check the tenant into a property, hand over the keys,  talking the tenant through where everything is in order to start the tenancy off on a positive note.

FREQUENTLY ASKED QUESTIONS

What is a Tenancy Agreement?

  • A tenancy agreement is a contract signed by both the tenant and the landlord. It outlines all the rules to which both parties must comply.

When can a landlord or CMS enter the tenant’s rental unit?

  • the tenant has given the landlord permission to enter;
  • there is an emergency that requires the landlord to enter the unit; or
  • the tenant has abandoned the property.

Who is responsible for repairs?

  • The landlord is responsible for maintaining the property in a good state of repair.

Can a tenant make changes to the property?

  • In most cases, a tenant can only decorate or make changes to the property with the express permission of the landlord. We recommend receiving this permission in writing.

End to End Assistance

We are available to conduct viewings so you can see the properties. We do this between between 9 am and 6 pm Monday to Saturday to ensure a range of times to meet the varying work patterns of our prospective tenants.

Please feel free to ask any questions you may have generally or about the property on the viewing and we will be happy to help.

To view a property, one of our property managers will be available to take you through.

You will sign the tenancy agreement ready to become our tenant

As a Tenant, you  will always know when, where and how much to pay.

At least one week prior to the end of the month, tenants receive their monthly rental invoice via email or mail. The monthly rent invoice will include a detailed breakdown of any rent and applicable lease or utility charges.

This allows and gives each of our tenants the ability to stay on top of rent payments.

Regarding Payments:

  1. Please note that No Cash is Accepted. 
  2. All payments must be made to the Bank Account Provided to you.

At last all that effort has paid off, so the excitement of your new home, office , shop or warehouse can begin. At CMS, we understand that while not having ownership, tenants still want to enjoy their rented properties as much as they can.

The deposit (typically the same as one month’s rent but can be more) and first month’s rent in advance must be paid in cleared funds on or before the tenancy start date.

You will be given time to read through the tenancy agreement on or before the tenancy start date and we can assist with any queries. Before we provide you with the keys, we will give you a pack with various pieces of prescribed and good practice information including a copy of your tenancy agreement.

By providing quick responses to all issues, we help keep small problems from getting bigger. We can help you find the best possible solution and we make sure each job is of the highest quality.

With our vast experience in handling tenant requests, we know exactly what residents expect. Through our custom request tracking system, our clients save time and money, while we maintain satisfied tenants.

Same day response is provided to confirm all requests are received and our property management team can be conveniently contacted during the 24/7  days of the  week via phone, email or through our website.

Once the tenant has vacated the premises, our team checks for any damages or missing items. We obtain estimates for repairs and replacements, while facilitating any necessary deduction from the tenants’ security deposit.

We also oversee the completion of apartment turnover work such as: Painting, floor refinishing, basic maintenance and other repairs or sprucing up required.

We work hard to save money wherever possible and to keep expense as low as possible.
